The access point to the site was situated on a narrow, uneven road that adhered to a national speed limit, and it was perilously close to a sharp bend in the road. This particular configuration raised significant concerns regarding safety and accessibility, prompting the developer to seek specialised highways advice from iRIS, a well-regarded consultancy known for its expertise in transport planning and road safety. iRIS conducted a thorough analysis, providing a comprehensive transport statement and a detailed swept path analysis that would be crucial in addressing the potential impacts of increased traffic.

Our transport consultants undertook a meticulous analysis of predicted trip numbers associated with the new holiday accommodations. This analysis involved a comparison of the expected traffic generation with historical figures from the site's previous use as kennels. The findings indicated that the conversion would result in only a minor increase in traffic levels, a fact that was instrumental in alleviating some of the concerns surrounding the project. In addition to this traffic assessment, we conducted a thorough evaluation of the existing highways network to ensure that it could adequately support the anticipated changes. This included an in-depth examination of traffic flow patterns, road conditions, and potential bottlenecks that could arise due to the increased activity.

To further bolster our case, we arranged for an Automatic Traffic Count (ATC) to be conducted, which provided valuable data on actual vehicle speeds in the vicinity of the site. The results revealed that these speeds were consistently lower than the national speed limit, which significantly reduced the visibility requirement for safe access to the property. This finding was a critical component of our overall strategy, as it demonstrated that the site could be accessed safely without necessitating major alterations to the existing road layout.

Moreover, we supplied detailed swept path drawings that illustrated the turning radii and maneuverability of various vehicles, particularly focusing on larger vehicles such as refuse lorries. Our access design advice ensured that these larger vehicles could navigate the site efficiently without causing disruption to local residents and other road users. This careful planning was essential not only for compliance with regulatory standards but also for maintaining good relations with the community and ensuring that the project could proceed smoothly without unnecessary delays or complications.
