The redevelopment of old industrial buildings, whilst maintaining the distinct character and historical significance of the area, presents its own unique set of challenges that require careful consideration and planning. These structures, often steeped in local history, are typically situated in neighborhoods that are well served by sustainable travel options. For instance, they are usually located in areas with frequent bus services, extensive cycling infrastructure, and wide, pedestrian-friendly footways, facilitating easy access for residents and visitors alike. Moreover, these locations often boast excellent links for road travel, making them attractive for both living and working. However, despite these advantages, one of the most significant challenges faced in such redevelopment projects is the limited availability of vehicular parking spaces.


In the case of the proposed apartments situated above a warehouse complex, the development plan included no associated parking facilities, a strategy commonly referred to as zero parking developments. This approach is increasingly being adopted in planning to encourage the use of public transport and reduce reliance on personal vehicles. To address the potential concerns surrounding parking availability, iRIS Sustainable Planning was enlisted to provide a comprehensive analysis demonstrating that there was sufficient capacity for on-street parking within the immediate vicinity of the proposed development. This involved a meticulous assessment of the existing parking situation in the area.


Utilising the Lambeth Method of Survey, our team of transport consultants conducted detailed surveys on an hourly basis, meticulously tracking parking patterns throughout the day and into the night. This included overnight parking surveys to capture a complete picture of the on-street parking capacity during various times, including peak and off-peak hours. The findings from these surveys revealed that there was ample space available to accommodate the additional vehicles that would be generated by the new residents of the apartments. Importantly, the analysis indicated that the influx of these extra vehicles would not lead to a severe impact on local highways or inconvenience to existing residents. This evidence was crucial in alleviating concerns from stakeholders and ensuring that the redevelopment project could proceed smoothly, aligning with the broader goals of sustainable urban development.
