Revitalising old buildings that have fallen into disuse helps preserve the unique character and historical value of an area, but it can pose specific challenges that require thoughtful planning and consideration. This was true for the former public house that our clients aimed to convert into apartments. These buildings, often rich in local history, are typically located in neighborhoods well-served by sustainable travel options. For example, they are usually in areas with frequent bus services, extensive cycling infrastructure, and wide, pedestrian-friendly walkways, ensuring easy access for both residents and visitors. Additionally, these locations often have excellent road travel connections, making them appealing for both living and working. However, despite these benefits, a major challenge in such redevelopment projects is the limited availability of parking spaces for vehicles.
For these proposed apartments, the development plan included no parking facilities, a strategy known as zero parking developments. This approach is increasingly used in planning to promote public transport use and reduce dependence on personal vehicles. To address potential concerns about parking availability, iRIS Sustainable Planning was engaged to provide a thorough analysis showing that there was sufficient on-street parking capacity near the proposed development. This involved a detailed assessment of the area's existing parking situation.
Using the Lambeth Method of Survey, our team of transport consultants conducted detailed surveys on an hourly basis, carefully monitoring parking patterns throughout the day and night. This included overnight parking surveys to capture a full picture of on-street parking capacity at various times, including peak and off-peak hours. The survey findings revealed ample space to accommodate the additional vehicles from the new apartment residents. Importantly, the analysis showed that the influx of these extra vehicles would not significantly impact local roads or inconvenience existing residents. This evidence was essential in addressing stakeholders' concerns and ensuring the redevelopment project could proceed smoothly, aligning with broader sustainable urban development goals.
