Highways Access for Residential at Tockholes, Darwen.

The access to this parcel of mixed-use land located in Tockholes, a picturesque area near Darwen, was found to be inadequate for supporting the planned residential development. The initial assessment revealed that the existing access road was not sufficiently wide or structurally sound to accommodate the volume of traffic anticipated from the new residential units. Recognizing the potential challenges that could arise from this limitation, the owners of the land sought the expertise of iRIS Sustainable Planning, a firm renowned for its innovative solutions in urban planning and development. iRIS Sustainable Planning was tasked with the critical responsibility of designing a new access point that would facilitate smooth vehicular movement in and out of the site. The design needed to ensure that vehicles could enter and exit simultaneously, thereby minimizing congestion and enhancing safety for both residents and visitors. Furthermore, an important consideration in the design process was the requirement to accommodate larger vehicles, specifically a refuse lorry, which is essential for waste collection and management in any residential area. This involved careful planning and engineering to ensure that the access point not only met the immediate needs of the development but also adhered to local regulations and standards for road safety.


To facilitate the construction of this new access point, we undertook a comprehensive assessment of several key factors. First, we evaluated the visibility at the proposed new access location, ensuring that drivers would have a clear line of sight when entering or exiting the property. This step was crucial in preventing accidents and ensuring the safety of both the farmhouse residents and passing motorists. We also conducted a thorough review of historical accident data in the vicinity of the proposed access point to ascertain that the highway was indeed safe for increased traffic flow. This data analysis provided valuable insights into any previous incidents and helped us identify potential risks that needed to be addressed in our design.


Following our assessments, we proceeded to design the new access, incorporating various features that would enhance usability and safety. One of the key elements of our design was the inclusion of passing places for vehicles, which are essential in ensuring that traffic can flow smoothly, particularly on narrower stretches of road. These passing places were strategically positioned in accordance with established design standards to facilitate safe overtaking and to minimize the risk of congestion. By implementing these design choices, we aimed to create an access point that not only met the immediate needs of the farmhouse but also contributed positively to the overall traffic dynamics in the area.
