Access Appraisal for Residential Development at High Bentham, North Yorkshire

A tight entrance, characterised by its restricted width and limited maneuvering space, combined with poor visibility due to natural obstructions, presented significant challenges for the proposed residential estate access. Additionally, the steep gradient of the terrain posed further complications, making it difficult for vehicles to navigate safely. The residential road leading to the site was notably narrow, which exacerbated the access issues, as it was not designed to accommodate high volumes of traffic or larger vehicles. Given these constraints, the developers recognised the necessity of professional expertise and therefore engaged our transport consultants to evaluate the feasibility of creating a suitable access point through a comprehensive highways access appraisal.


To assess the situation thoroughly, traffic speeds were measured. The findings indicated that the traffic speeds were indeed within acceptable levels, suggesting that while the road conditions posed challenges, they were not insurmountable. Based on this analysis, our consultants provided strategic advice to the client, recommending that they enter discussions with local authorities to negotiate an upgrade of the public right of way that runs alongside the proposed site access. This upgrade would not only enhance pedestrian safety but also facilitate better access for vehicles entering and exiting the estate.


By improving the footway in conjunction with the proposed access improvements, it was determined that the overall accessibility of the site could be significantly enhanced, making it more acceptable for road users.
